Problems to Look for When Buying an Old Home

Buying an old home can be appealing because some people are under the impression that they can live larger for less. When you are buying an older home, there are some common issues that you may run into and the issues that you should be on the lookout for. You will never regret doing any research on your home/real estate especially if the home was built over 50 years ago.

Common Problems With Older Homes

Every home inspection is important, and home inspections that are done in older homes are even more important. Here are some of the most common issues that you and your home inspector should be on the lookout for with an older home:

Asbestos

Asbestos used to be used for a flame retardant. What was unknown when it was commonly used was that when the material was airborne, it’s common for the barbed fibers to be inhaled and then stick to sides of the lungs. This will eventually lead to a deadly form of cancer. The EPA finally banned homes and building to be built with asbestos, but not until 1989. If you are looking at a home where this has not been removed, before you move in you should get the material removed. The removal of the material can be pricey.

Lead Paint

Lead paint is not used anymore because of the health concerns that it poses, particularly with growing children. The paint is so bad that if you have a child living under the age of 6, it’s mandatory that the paint is removed by federal law. You can paint over the lead paint but the harmful chemicals will still be there, and a home that has lead paint leads to a lot of other issues.

Problems with Foundation & Sills

It’s common for the foundation of older homes to be cracked, damaged, sunken in, or leaning. The home sits directly on the foundation which is why if you have a problem with your foundation is so alarming. Any foundation issues should be addressed immediately to ensure that the home stays livable.

Electrical Problems

The way that the electrical was set up in older home was not designed to handle today’s usage. Computers, televisions, HVAC systems, AC units, new & updated refrigerators and dishwashers, washers, and dryers are just a few of the more common electrical products we use today that may overrun any electrical set up currently.
